What is a Private Money Loan aka Hard Money Loan?
Private money loans are a type of asset-based loan financing. The borrower is receiving a loan secured by equity from real estate. Private investors loan out money at interest rates typically higher than conventional loans because stated income and bad credit are acceptable.
What type of loans does your company fund?
We work with residential and commercial properties located in California, funding 1st and 2nd mortgages. Receive a loan based on the equity in a property and the purpose for the loan.
What are the smallest and largest size loans you fund?
Our lowest loan value is $50,000, but we specialize in loans up to $10 million dollars. Speak with one of our representatives about your situation.
What are your interest rates?
Although we cannot advertise interest rates on the internet, we offer competitive rates and some of the lowest fees in the industry. We will beat all real offers from a licensed private lender whenever possible.
What are your origination fees?
Typical origination fees start at around 1.25% of the gross loan amount. Origination fees are based on a combination of the following, property quality, property type, location, loan term, loan amount, loan to value and credit.
What about bad credit, bankruptcies, foreclosures or short sales?
Loan approval is based on the equity in your California based property and the purpose of the loan. Credit and real estate history are not part of our process.
